Accepting an offer

The Price Is Not Always Right.
The common belief that ‘the higher the price, the better the offer’ is a misconception you should not fall for. Price is not always the main factor when considering an offer for several important reasons. First, the initial offer is often not the final one, and various terms and conditions may influence the final agreement. You can rely on our professionals to help you evaluate every proposal thoroughly without compromising your marketing position.
Negotiating The Right Way.
We take the ethical responsibility of fairly negotiating contractual terms very seriously. Our job is to find a win-win agreement that benefits all parties involved. You may even have to deal with multiple offers before ratifying the one you judge to be the most suitable for you – and as your agents, we will guarantee a thorough and objective assessment of each offer to help you make the right choice.
The Initial Agreement and Deposit.
An effective agreement is a legal arrangement between a potential purchaser and the property’s seller. We follow the Cayman Islands Laws, and to be legally binding, the agreement may require consideration. This consideration (initial and additional deposit) is held in the closing agent’s escrow account pending the effective agreement’s fulfilment of conditions or contingencies.
Some essential tips to keep in mind to streamline the process even further:
- Keep written records of everything.
We will assist you in drafting all the paperwork for your transaction and ensure we maintain up- to-date copies on your behalf. We must keep records for five years after transactions are completed.
- Stick to the schedule.
Now that you have chosen your offer, you and the buyer will be given a timeline to mark every stage in closing the real estate contract. Meeting the requirements on time ensures a smoother flow of negotiations and that each party involved is not in breach of their agreements. We will keep you updated during the process so you will always be prepared for the next step.
